Price Shopping?
There are many factors causing one inspector to be more expensive than another. When shopping around,
there are several questions to ask an inspector to see if their prices are truly comparative.
1. Ask if they are certified by one of the major Home Inspection Associations. If not, what standard do they
report by?
2. Ask if they are current and in good standing with their association and where you can go to verify their
status.
3. Ask if their inspection exceeds the Standards of Procedures or if it only covers the minimal standards.
4. Ask how the report is created ie: Handwritten, or computer generated, single color or multi color, are
photos included or not, how is the report delivered via snail mail, fax or e-mail.
5. Some reports are generated on site, be careful of these, they tend to have "cookie-cutter" type comments
and are generally not as accurate as ones delivered at some point in time after the inspection, or it is simply
a handwritten checklist, which you may not even be able to read.
Also ask two more very important questions before you ask the inspection company for their price:
Ask if the home inspector carries Errors and Omission insurance (E&O) and General Liability insurance and if
they can back it up with documented proof from their insurance company. We do and we can. New Hampshire
does not have any legislation (laws) for Home Inspectors. Insurance is not required. Ask yourself if you want
an uninsured inspector writing an uninsured report about the potential problems for the house you are going
to purchase for a $1000's or many $100's of Thousands of dollars.
Ask if they are a member of any other business or trade associations. We are proud members of the New
Hampshire Better Business Bureau (BBB), National Association of Certified Home Inspectors (NACHI), National
Environmental Health Association-National Radon Proficiency Program (NEHA-NRPP) and the American
Association of Radon Scientists and Technologists (AARST) the US Chamber of Commerce and the Grantham
area Chamber of Commerce. We are also a CWI, (Certified Well Inspector) Remember, not all inspectors, their
associations, or their reports are created equal.
Then consider this: You are about to purchase what is probably going to be one of the single greatest
financial undertakings of your life, both in initial purchase price and in maintenance as the years go by. Ask
yourself if getting the highest quality inspection, one that is systematic and comprehensive because the
inspector is not worried about rushing off to the next inspection to make more money, is worth an extra
twenty-five or fifty dollars? or paying less and getting less.
